Three Chimneys is headed towards the $500’s!  We’ve broken through with five homes sold over $500,000 in the last year.  It’s good news for all of us that our highest valued homes compete very well in the $500’s price range.  A community perceived as the $400’s and $500’s will sell the same house for more than a community perceived as $300’s and $400’s.  

 

Virtually every home sold in the $500’s in our part of the county has both a full bath and a full bedroom on the main floor.  With the aging population, expect the popularity of the “main floor guest suite” to grow.  Many of our homes in Three Chimneys have this feature – or at least a bedroom on the main floor!  If your home is like mine -  short that shower on the main floor - it might be a good investment to squeeze one in.

 

All of TCF’s $500’s sales have solid surface or granite countertops.  Throughout our part of the county, this feature is found in a large percentage of homes sold in the $500’s.  This is an important detail because it conveys a newer style of home – a feel that’s important for getting a premium price.  Most of TCF’s homes built in the last six or seven year have this feature.  And, this is an easy upgrade that can make a huge difference in how quickly and well your home sells.

 

Three car garages aren’t predominant in TCF.  The good news is that’s not required to sell in the $500’s.  In addition to the bed/bath on main and upgrades with a contemporary feel, it takes two or three, but not all, of these:  three car garage, finished basement, cul-de-sac lot or brick front.   

 

TCF has dozens of homes that fit the bill for selling in the $500’s.  And those sales will help us all!
